Installing it takes about a minute
- 1Open the Claude desktop appIf you do not have it yet, get it at claude.ai/download.
- 2Click Customize in the sidebarThen click Skills.
- 3Click the plus button, then Create skillThen choose Upload a skill.
- 4Pick the file you just downloadedoc-brokerage-toolkit.zip.
- 5Check it is switched on, then go back to workPaste in a listing draft or a new lead. Claude picks the right workflow on its own.
If there is no Skills sectionOpen Customize and switch on code execution and file creation. Skills do not appear until those are on. This is the most common thing people hit.
The one that matters mostRun the Fair Housing check on anything that gets published. HUD holds AI-written copy to the same standard as anything you write, the test is not intent, and liability sits with the licensed agent and the broker rather than with the software. It is the first skill in the pack for that reason.
What these will not do
They produce drafts, comparisons, and analyses for a person to review. None of them lists anything, sends anything, or gives legal advice. Verify every property fact before it goes out, and remember that a Fair Housing pass is a first filter, not a legal clearance.
